All Property Owners, in the Seabrook Island Development (SID) including properties inside the Salt Marsh and Bay Pointe gates become members of the Seabrook Island Property Owners Association (SIPOA) when they purchase property. SIPOA represents the interests of all Property Owners within the SID.

SIPOA Governance

SIPOA is governed by a twelve-member elected volunteer Board of Directors. Directors serve three-year terms. The association and facilities are managed by professional staff. Learn more about SIPOA Governance here.

Do you live in a regime/association? If you are not familiar with the management company for your specific regime/association, please click here for the regime/association management list. They can provide you with information specific to your association.

Property Owner Account & Portal

Every property in SIPOA is assigned an account in the SIPOA database. Once the account is established, the Property Owner can access the Property Owner Portal and the online Gate Access system. Note: This is separate from your account with the Seabrook Island Club.

Please provide the following information to create your SIPOA account:

• Copy of your signed purchased Settlement Statement
• Property Owner name(s) as shown on the property deed or a copy of the deed
• New Property Owner Information Form
• New Vehicle Information Form
• If the property is owned by an LLC, a copy of the LLC Agreement including a list of LLC members

Rules of the Road

SIPOA is a “Share the Road” community. Motor vehicles, pedestrians and cyclists travel in the same areas. For everyone’s safety, please review the Rules of the Road, and share them with your visitors. Recommended bike routes are shown on this map.

Do You Plan to Rent Your Property?

SIPOA wants to welcome your rental guests to the community.

Rental properties must be registered with SIPOA in order to access the rental gate pass system. A Town of Seabrook Island Business License is required for all short-term rentals. If you rent or plan to rent your property, please click here for more information.

Access to SIPOA Facilities

Property Owners can access SIPOA facilities including the Lake House and Oyster Catcher Community Center Pool via their Owner Amenity/Proximity Card. Information on Amenity Cards and Access is here.
