SIPOA Membership

All Property Owners in the Seabrook Island Development (SID), including properties inside Salt Marsh and Bay Pointe gates, become members of the Seabrook Island Property Owners Association (SIPOA) when they purchase property. SIPOA represents the interests of all Property Owners within the SID.

Island Access & Vehicle Barcodes

Property Owners with barcodes affixed to their vehicles can enter the community via the barcode lane. Owners are eligible for two free vehicle barcodes per property. Barcodes are associated with specific vehicles and cannot be transferred. Have you purchased or sold a vehicle? New Vehicle Registration Form.

Each property has an account in the SIPOA online Gate Access system to allow Owners to request visitor/family/friend passes. Visitor passes cannot be used for commercial guests. For Gate Access instructions, click here. For Commercial Access FAQs, click here.

Rental guest passes are issued via a separate system. If you are a rental host, see Rental Host Registration & Passes for more information.

Rental Host Registration & Passes

SIPOA wants to welcome your rental guests to our community.

Rental properties must be registered with SIPOA in order to access the rental gate pass system. A Town of Seabrook Island Business License is required for all short-term rentals. If you rent or plan to rent your property, please click here for more information.

Rules of the Road

SIPOA is a “Share the Road” community. Motor vehicles, pedestrians and cyclists travel in the same areas. For everyone’s safety, please review the Rules of the Road, and share them with your visitors. Recommended bike routes are shown on this map.

Who Does What?

Properties in the SID are also in the Town of Seabrook Island. Most Property Owners are also members of the Seabrook Island Club. This can be confusing even to long-term Property Owners! Here is a guide to “Who Does What” on Seabrook Island.

SIPOA Facilities

SIPOA Property Owners have access to SIPOA facilities including the Oyster Catcher Community Center, the Lake House, boardwalks, crabbing dock, boat ramp/kayak launch, nature trails, and community garden plots. Access to the Lake House and Oyster Catcher Community Center Pool is via Owner/Amenity/Proximity Card.

Oyster Catcher Community Center

The Oyster Catcher Community Center includes meeting space and an outdoor pool for the exclusive use of Property Owners and their accompanied guests. Oyster Catcher Community Center parking is for owner vehicles only. To reserve the Oyster Catcher Community Center building for a private event, click here.
*Note: the pool cannot be reserved for private events.

Lake House

The Lake House is the hub of community activities. This 27,500 sq. ft. facility includes our Fitness Center, indoor and outdoor pools, library, meeting rooms and outdoor recreation areas. In addition to fitness equipment for exercise with or without assistance of a personal trainer, the Lake House hosts many popular wellness classes and events and is home to many special interest groups that bring Owners with common interests together.

Boardwalks & Beach

SIPOA owns and maintains 10+ beach access boardwalks/paths. All boardwalks have rinsing showers available. Parking at the Oyster Catcher Community Center parking lot near Boardwalk 1 is limited to vehicles with a Property Owner barcode or pass displayed.

Boardwalks 1 and 9 provide handicap accessible parking and ramps. The handicap parking area at Boardwalk 1 requires a gate access code and access pass. For information on obtaining a parking pass, please contact the Gatehouse at (843) 768-6641.

Beach Fires

Boat Ramp/Kayak Launch

The Boat Ramp/Kayak Launch located on Cap’n Sams Road is for use by Property Owners and their accompanied guests. The facility allows ingress and egress of boats into Cap’n Sams Creek. Boats are limited to 14′ or smaller and motor size is limited to 15 horsepower or less.

Nature Trails

SIPOA owns and maintains six nature trails for owners to explore and enjoy. Click here for information on the trails.

Garden Plots

The SIPOA Community Gardens are located near the Recycling Area at 2902B Seabrook Island Road. Plots are assigned to Property Owners for a one-year period (January – December) and gardeners are required to actively participate in maintaining their garden plots throughout the year.

SIPOA Governance

SIPOA is governed by a twelve-member elected volunteer Board of Directors. Directors serve three-year terms. The association and facilities are managed by professional staff. Learn more about SIPOA Governance here.
