Island Access

The Seabrook Island Property Owners Association (SIPOA) manages all access to this private community. SIPOA has policies in place for controlling access through vehicle passes and guidelines limiting the days/times access may be granted for commercial activity.

Property Owner Access

Property Owner Family & Friend Guest Access

  • Have your Fast Access QR Code ready. Note: The QR Code is not a gate pass.
  • Stop at 1900 Seabrook Island Road during business hours (Gatehouse after hours).
  • SIPOA Officers will scan the QR Code to create a pass.
  • Once a pass is issued, display it on your dashboard and use the left lane at the gate.

Property Owner Commercial, Service Providers, Vendor Guest Access

  • Go to GateAccess.net
  • Enter contractor information in your guest list and check the “commercial” box
  • Send contractor a QR Code via text or email
  • Contact SIPOA at receptionist@sipoa.org for an online payment code
  • SIPOA officers at 1900 Seabrook Island Road will scan the QR Code to create a pass

Rental Guest Access

  • Have your Fast Access QR Code ready. Note: The QR Code is not a gate pass.
  • Stop at 1900 Seabrook Island Road during business hours (Gatehouse after hours).
  • SIPOA Officers will scan the QR Code to create a pass
  • Once a pass is issued, display it on your dashboard and use the left lane at the gate.

Rental Hosts & Property Management Companies

Rental hosts and/or property managers must register with SIPOA annually. Registration provides access to the online pass system. The maximum number of passes/property is equal to the number of bedrooms in the home. One bedroom homes may have two rental passes. There is a fee per rental pass issued for 1 night or more, paid by the owner/manager at the time of booking. The owner/manager must approve and enter all gate passes for properties while rented. Rental passes are issued at 1900 Seabrook Island Road.

Commercial Business, Service Providers & Vendors Access

SIPOA Annual Barcodes provide Island Access at a discounted price.

Rules of the Road & Parking Information

For the safety of our community, Property Owner and Seabrook Island Club visitors, personal, rental and commercial guests must abide by SIPOA vehicle access, traffic and parking rules. Property Owners are responsible for the conduct of their guests.

All guests entering through the main gate and/or the Bay Pointe or Salt Marsh gates must obtain a pass at our gate pass facility before entering. Display the pass on your vehicle dashboard at all times. Passes may not be transferred between vehicles. Vehicles without passes displayed are subject to citations.

Traffic Rules for Motor Vehicles & Bicycles:

  • Motor Vehicles:
    • All drivers must have a valid driver’s license and registration
    • The speed limit is 25 mph unless posted otherwise
    • Stop completely at all stop signs
    • No passing on grass or against traffic at traffic islands
    • Do not pass pedestrians or bicycles at traffic islands
    • Roadside parking only on one side and in the direction of traffic
    • No parking on traffic islands or within 50′ of them
    • No parking within 15′ of a fire hydrant or in “fire/emergency lanes”
    • No parking on landscaped areas of improved properties. Parking is limited to designated driveway, garage, and guest parking areas
    • Motorcycles, golf carts, motorized scooters, mopeds, go-carts, motorized skateboards, ATV’s, and UTV’s are not permitted on Seabrook Island roads.
    • Low Speed Vehicles are permitted.
  • Bicycles:
    • Obey all traffic rules
    • Ride single-file with traffic
    • Use lights after dusk
    • Do not ride bikes on boardwalks
    • Class 1 ebikes are permitted

Parking

  • No Beach Parking on Seabrook Island Roads or in private Villa parking areas. Use designated beach access parking only.
  • The Oyster Catcher Community Center parking area is for vehicles with Property Owner barcodes or Property Owner passes ONLY.
  • Recreational vehicles, boats, campers, and trailers must be stored in spaces available at the Seabrook Island Club Maintenance area. Contact the Club at (843) 364-3264 for additional information and fees.
  • Parking at the Boardwalk 1 access area is reserved for persons with disabilities, and limited to vehicles with government-issued “Disabled License Plates or Placecards.” To access the area, go to the Gatehouse to obtain a handicap placecard and access codes.

Beach Parking Map | The map shows all of the beach parking spaces on the island including paved spaces, grass spaces, owner-only spaces, LSV spaces, handicap spaces, and bike spaces. In total, there are 241 motor vehicle spaces on the island and each one can be viewed using this interactive map.
