The Seabrook Island Property Owners Association (SIPOA) manages all access to this private community. Access is managed using vehicle passes and guidelines limiting the days/times access may be granted. Commercial access rules apply to any commercial business entering the main gate or the gates at the Bay Pointe and Salt Marsh developments.
Entry Requirements:
Any commercial business (vendor, estimator, appraiser, contractor, or service provider), must buy an access pass before access is granted, even if entered online as a commercial guest of a Property Owner. There are no complimentary commercial passes.
Property Owners may not request a Visitor/Personal Guest pass for a commercial guest. Any commercial guest using a “visitor pass” may have access privileges suspended or revoked and receive a citation.
Exempt Services: USPS, and other couriers, clergy, and some home delivery services such as Lowes or Best Buy that charge a premium to deliver on Seabrook Island are not charged for entry.
There are two methods for Commercial Access: Daily Passes and Annual Barcodes
Commercial Vehicle Daily Access Pass
Obtaining a Daily Pass for 2-Axle Vehicles
2-Axle commercial vehicles obtain passes at 1900 Seabrook Island Road. Stop here before you go to the gate. Vehicles with 3 or more axles go directly to the gate. SIPOA accepts credit/debit cards and checks only.

Daily Commercial Passes
- Commercial business/Service Providers must buy passes before arrival.
- Receive a QR code via text or email.
- SIPOA officers will scan the QR code to create a pass.
- Passes are issued for specific vehicles and may not be transferred.

SIPOA Annual Barcodes provide Island Access at a discounted price. Use the following link to create your company account, upload required documents and apply for barcodes.

- Use the “Forgot Password“ option, using the email provided.
- Do NOT create a new account.

- Upload valid driver’s license, current registration for each vehicle, and TOSI business license. Upload documents to “Company Documents” under Company Profile.
- Add employees and vehicles.

- Purchase or Renew annual barcodes.

Do you need an annual barcode?
To obtain a barcode, follow the instructions below:

- Register your Company at vendor.symliv.com/sipoa/
STEP 2:
- Review community rules.
- Upload valid employee’s driver’s licenses, current registration for each vehicle, and TOSI Business license. Upload documents to “Company Documents” under Company Profile.
- Add employees and vehicles.

- Purchase annual barcodes.

Receive a Barcode:
- When your completed application is approved, you will be contacted by SIPOA Commercial Access. Barcodes must be affixed to each vehicle by a SIPOA employee at the ARC & Commercial Access Office – 1002 Landfall Way. Hours are Monday – Friday 8:00am – 4:00pm.
- Barcodes are issued for specific vehicles and may not be transferred.
- Contractors who are entitled to receive an access barcode and refuse to have it affixed to their vehicle will not be issued a barcode and must obtain a daily paper pass.
- Notify SIPOA immediately if there are any changes to your vehicle information.
*Note: SIPOA tracks vehicles by license plate and barcode numbers. Driver’s licenses and ID’s are scanned and vehicles are monitored via video.

SIPOA will deactivate the passes or barcode of any commercial business in violation of the SIPOA Rules and access to Seabrook Island will be terminated.
General Rules for All Commercial Guests – Contractors, Service Providers and Vendors
- All drivers must have a valid driver’s license and registration.
- No commercial work on Sundays, holidays, or other designated days. For holiday hours, click here.
- Property Owner guest passes may not be used for commercial guests.
- No use of SIPOA buildings or amenities (lakes, beaches, creeks, etc.)
- No pets, fireworks, or weapons
- No soliciting for work or sales
- No signage except ARC-required signs
- Travel to your destination by the most direct route
- Every commercial entity is responsible for violations by employees and sub-contractors
Vehicle Rules for all Commercial Guests
- The speed limit is 25 mph unless posted otherwise
- Stop completely at all stop signs
- No passing on grass or against traffic at traffic islands
- Do not pass pedestrians or bicycles at traffic islands
- Roadside parking only on one side and in the direction of traffic
- No parking on traffic islands or within 50′ of them
- No parking within 15′ of a fire hydrant or in “fire/emergency lanes”
- No parking on landscaped areas of improved properties. Parking is limited to designated driveway, garage, and guest parking areas
Building, Construction/Remodeling & Landscaper Rules
- Before you start work, get ARC and Town of Seabrook Island permits
- Parking – park on the jobsite property or driveway. No parking of large trucks on main roads
- Leave space for emergency vehicle access
- Securely cover vehicles carrying debris
- Contractors must clean up any debris that falls off the truck/trailer on island roads
- Vehicles carrying debris may not enter the island
- Keep radio or music volume low
- Dumpsters – exchange on the job site or at the SIPOA maintenance area, not on the road

Attorneys & Realtors
Realtor Entry:
- Real Estate agents must show their valid SC real estate license at the gate pass facility.
- Agents without an annual barcode must pay the daily access fee.
- A Town of Seabrook Island business license is required for services on Seabrook Island.
- Real Estate clients should ride with the realtor. If clients follow in their vehicle, the agent must be with them at all times while on the island.
Real Estate / Bank / Insurance Appraisers:
Appraisers must go to the daily access pass facility at 1900 Seabrook Island Road, and present a work order to inspect a specific address. Commercial access gate fees apply.
