ARC Resources

Seabrook Island, known for its unique beauty, values harmony between homes and the natural, barrier island environment. The Architectural Review Committee (ARC) guides Property Owners, architects, and contractors to ensure new construction and/or alterations blend seamlessly with the island’s character. Evaluating each proposal individually, the ARC emphasizes environmental sensitivity and compatibility with the natural surroundings. ARC staff is available to assist Property Owners and their representatives throughout the new home and renovation process.

Do I need an ARC permit?
Exterior work that modifies or alters the appearance (color, materials, etc.,) or footprint of residential buildings or property ALWAYS requires an ARC permit.

This includes: new construction, additions, major remodels, and most exterior alterations or improvements, such as painting, re-roofing, tree trimming/removal, and door/window replacements. Interior renovations don’t require ARC approval unless they affect the house’s external appearance or involve the placement of a dumpster or Port-o-Let on-site.

What is the application process?
The review process for applications varies depending on the scope of the project. The process for new home construction, alterations, changes and repairs to their property or landscaping are in Section III of the ARC Policies & Procedures for Residential Development. Property Owners and their contractors are encouraged to consult with ARC staff to determine the application requirements necessary for their proposed project.

How are applications approved?
New construction and major remodels are reviewed by the ARC at their meetings. Click here for the ARC meeting schedule. Most repair, maintenance and other applications may be approved by ARC staff. The ARC Policies & Procedures for Residential Development also specify the information to submit with your application. Obtaining an ARC permit typically involves a fee and, sometimes, a refundable compliance deposit. The ARC fees and deposit schedule is here.
