Examples of routine maintenance/repair/upkeep that DO NOT REQUIRE AN ARC PERMIT:
- Landscape maintenance
- Removal of debris from a fallen tree
- Pool cleaning
- Power washing
Examples that REQUIRE AN ARC PERMIT:
- Exterior building modifications and alterations
- Painting of siding, roofing, shutters or doors in existing or new colors
- Wood rot or stucco repair, and touch up painting
- Replacing a window or door (even if the new door/window will be the exact same color/style)
- Replacing or adding gutters to a home
- Reroofing (even if the new roof will match the existing color/material)
- Minor roof repairs
- Changes to or additions of appurtenant structures such as fountains, game structures, retaining walls, courtyards, patios
- Extending a deck or patio or creating additional heated/cooled space
- Addition of ornamental features (such as exterior lights or skylights)
- Solar panels
- Exterior lighting changes including both residence and landscape
- Changes to or replacements of driveways, walkways, etc., including color, coating or materials
- Pool maintenance for re-plaster or re-tile (even if replacing with the same color)
- Pool fencing (new and replacement)
- Installation of play equipment, basketball goals, etc.
- Demolition of all or part of a structure
- Major changes or additions to landscaping
- Topography changes, cut and fill operations, and grade/drainage changes
- Tree trimming/selective clearing
- Removal of trees six inches (6″) in diameter measured at four and one-half feet (4.5′) above ground level, or other significant understory vegetation
- Extensive changes to landscaping where the cost exceeds $1,000
- Construction alteration of seawalls, bulkheads, or revetments
- Dock or associated walkway construction or alteration including handrails, benches, lifts, lighting, etc.
- Repairs to existing docks or walkways
- Exterior changes to a property in a regime/association must be per association standards and require pre-approval by the property manager
