Overview
The Seabrook Island Property Owners Association (SIPOA) established in 1974, is a private non-profit homeowners association and gated community in the Seabrook Island Development. The community is located in the Town of Seabrook Island approximately 23 miles southwest of Charleston, SC.

The Seabrook Island Development is 2,400 acres with approximately 2,600 residential properties and 3.6 miles of private beach. Community members are both full-time and part-time residents. WHAT DOES SIPOA DO?
The Association’s services and structure are similar to a town within a town. SIPOA provides community governance and municipal-type services such as infrastructure maintenance, recreational services, and trash collection. SIPOA does not maintain private homes, but does maintain all SIPOA facilities and common property including roads, drainage, landscaped areas, nature trails, a crab dock, kayak launch, community gardens, and beach access boardwalks. SIPOA also owns and operates the Lake House, the Oyster Catcher Community Center, the Gatehouse and the Administration Office. The association offers 24/7 access control, rules enforcement, fitness and wellness activities, year-round community events, Architectural Review permitting and many other services for community members. Learn more about community activities and events here.

SIPOA Administration
SIPOA staff are paid employees who work at association facilities within various departments including General Administration, Architectural Review, Communications, Maintenance, Fitness/Wellness, and Community Relations. Their role is to oversee the day-to-day operations of the Association and implement policy directives from the Board of Directors.
SIPOA outsources and oversees common area landscaping, trash/recycling/yard debris pickup, and Island access/rules enforcement.
SIPOA Annual Assessments
SIPOA’s main source of revenue is Property Owner annual assessments. Other revenue sources include community access fees, contribution to capital fees that are paid at property transfer, and other user fees from fitness/wellness programs.
The assessment amount is determined each year based on the annual budget approved by the Property Owners. Annual revenue funds the operating budget as well as reserves for major repairs/replacements and future capital projects such as drainage improvements, road repaving, and beach renourishment.
Who Does What?
SIPOA is one of three distinct, complimentary organizational entities on Seabrook Island. Each has a role in Island operations and governance.
- Town of Seabrook Island (TOSI): All properties within the Town boundaries are part of the Town of Seabrook Island.
- The Seabrook Island Club (SIC): The SIC is a private club. Property Owners are required to join the SIC at property purchase. The Club owns and operates the golf courses, racquet center, equestrian center, Island House and Beach Club, as well as Seabrook Island Realty.
